Log Home Shell Pricing Information

Customers always ask " How much does Plan so-and-so cost?" or " What is the cost per square foot for your log homes?"  The answer to those questions is not as straight forward as it may seem.  There are many variables that go into pricing a log home.  Some of these variables are:

  1. Desired species of log ( Douglas fir, Cedar, Yellow Cedar)

  2. Desired size of log ( 10"-12", 11"-13", 13"-14" etc...)

  3. Overall size of building

  4. Number of walls

  5. Height of walls ( 9 feet, 10 feet, 11, feet, two story)

  6. Complexity of roof system ( NO roof, Ridge Pole, Ridge and Purlins, Trusses)

  7. Log stairs required or not ( straight run, Landing, Winders, Spiral)

  8. Set-up location and time needed ( local, overseas, etc..)

  9. Work load schedule

  10. Plans required or not (Custom Plans, Stock Plans)

  11. Current price of logs ( this varies depending on market conditions at the time)

  12. How complex the electrical layout is  (number of Plugs, Switches, drilling required)

  13. Log railings required or not  (interior log rails, exterior log rails)

  14. etc.. etc....

 

Having said that...  most of our log home shell packages range in price from $ 38 per square foot for a simple cabin with four walls with no loft or ridge beams to $ 65 US dollars  per square foot for a complex house with a full loft,  log stairs and log roof system.  An average 2000 square foot home with a simple roof system and 9 foot walls would be around $90,000- $130,000 US Dollars depending on log species and size of log.  This is FOB Coast Mountain Log Homes construction site and includes the assistance of 1 supervisor to assist for the log stacking on your site and does not include:

  • shipping,

  • crane time needed for re-assembly

  • any portion on construction other than the log shell which is pre-built on our site

Note:
We do not offer turnkey log homes.  We do not install foundations, roofs, windows, doors, plumbing, heating, electrical, etc.   You will need to arrange for the finishing of the home either as a Self-build or through a general contractor of your choice.

 Pricing for Stock Models

Our "Stock Plans" are offered to you by way of an affiliate of ours;  Great House Design.  They are the owners of these stock  plans and as such you must purchase the plans thorough them.  They are a great resource for "Stock" log home plans and are very helpful if changes are needed.  However, Great House Design is not a division of Coast Mountain Log Homes and therefore they cannot give you any information regarding pricing, delivery or any other aspect of Coast Mountain Log Homes' business.  You must contact us directly for more information.


The best way to get an up-to-date price on our stock models of log shells is to email or call us and quote the plan number.  We will then give you the current price for that model based on the variables above.
